Mortgage FAQs

A mortgage adviser searches the whole market to find the most suitable deal for your situation, whereas banks can only offer their own limited range of products. We also provide personalised advice, help with paperwork, and support throughout the process.

This depends on several factors including your income, outgoings, credit history, and the size of your deposit. We assess your affordability using lender-specific criteria and provide a realistic borrowing estimate.

An AIP (also known as a Decision in Principle) is a conditional offer from a lender stating how much they may be willing to lend, based on basic financial information. It is often required when making an offer on a property.

Yes. Many lenders offer mortgages for self-employed applicants, though the documentation required may differ. We specialise in helping self-employed clients and know which lenders are most flexible with their criteria.

Typical costs may include lender arrangement fees, valuation fees, legal fees, and broker fees. We provide a clear breakdown of all associated costs upfront so there are no surprises.

Yes, although early repayment charges may apply. In many cases, it can still be beneficial to switch early — particularly if rates are rising or you need to release equity. We will help you calculate the pros and cons.

Insurance FAQs

Life insurance provides financial protection for your loved ones in the event of your death. If you have a mortgage, children, or anyone who relies on your income, life insurance can offer vital peace of mind.

Life insurance pays out if you pass away during the policy term. Critical illness cover pays a lump sum if you are diagnosed with a specified serious illness (e.g. cancer, heart attack, stroke). Many people choose to combine both for comprehensive protection.

Income protection pays you a regular income if you are unable to work due to illness or injury. Policies are tailored to your salary and can be short- or long-term, depending on your preferences.

Mortgage protection is a type of life insurance designed specifically to repay your mortgage if you die during the policy term. It is often set up to decrease in line with your mortgage balance (known as decreasing term cover).

Yes, although your options may be more limited. We work with insurers that specialise in covering clients with pre-existing conditions and will help you find the most suitable solution.

This depends on your personal circumstances: outstanding debts, income, dependants, lifestyle, and long-term goals. Our advisers will carry out a full protection review and recommend cover that meets your needs without over-insuring you.
